Value Added Office and Industrial
Our Value added approach is to acquire multi-tenant office, medical ofice, bulk warehouse and service center properties significantly below their replacement cost. Our targets are to stabilize the asset in 12-24 month and to sell or refinance the asset in 3-5 years. The targeted Internal Rate of Return is 20-25% per year on a leveraged basis. We have completed transactions totaling over $50 million in the lat four (4) years.

Single Tenant Triple Net Lease Properties
Our Triple Net lease program is to buy or build single tenant buildings for manufacturing, warehouse, convenience stores or restaurants. We have completed 11 such investments within the last 16 months. The targeted returns are 10-12% on an unleveraged basis.
